TERMS & CONDITIONS

1. Introduction
These Terms and Conditions govern the use of the services offered by BLUE EDEN srl, under the INTENSE brand, located at Grand Rue 102, 7170 Manage, Belgium. By booking a stay or a service with INTENSE, you accept these Conditions. If you do not agree, do not make a reservation.

3. Reservation, Payment & Deposit
A. Reservation
  • The reservation is confirmed by clicking on the I CONFIRM MY RESERVATION button. Independent of the deposit payment (which can be made by credit card, bank transfer or cash at a later date)
    The customer must declare the exact number of people attending. Any additional persons must be approved in advance.
  • Valid identification (ID card or passport) must be presented on arrival.

    B. Security Deposit & Guarantee
  • A deposit of 200€ is required (by credit card or in cash). This deposit will be released automatically 4 working days after departure, subject to no damage or non-compliance with the rules.
  • Any unpaid balance or damage will be deducted from the deposit.
  • 4. Rules & Responsibilities
    A. Behaviour & Respect
  • Guests are expected to respect other visitors, staff and neighbors.
  • No loud music or noise after 11:00 pm.
  • No unauthorized parties or events are allowed.

    B. Use of Facilities & Cleanliness
  • Guests must leave the premises clean.
  • A cleaning surcharge of at least €100 will be applied if the space is left in a poor state.
  • Food and drink may not be consumed in the jacuzzis, pools or saunas.
  • Smoking is strictly forbidden indoors, under penalty of €250 for cleaning.

    C. Security & Alarm
  • The alarm system is activated at night for your safety.
  • Leaving the premises at night without authorization will trigger the security system.

    D. Damage, Theft & Liability
  • Customers are responsible for any damage or theft caused during their stay.
  • Any damage to furniture, equipment or infrastructure will be invoiced at replacement cost.
  • INTENSE accepts no responsibility for the loss or theft of personal belongings.
  • 5. Compulsory insurance
  • All customers must be covered by family liability insurance.
  • INTENSE may require proof of insurance if necessary.
  • 6. Cancellation & Refund Policy
  • No refunds will be made for cancellations.
    Travel can be arranged, subject to availability, if requested at least 30 days before the date.
  • In the event of no-show within 2 hours of check-in time, the reservation will be cancelled without refund.
  • In the event of force majeure, INTENSE reserves the right to postpone or cancel the reservation and issue a credit note.
  • 7. Jurisdiction & Dispute Resolution
  • These Terms and Conditions are governed by Belgian law.
  • In the event of a dispute, the parties agree to attempt to resolve it amicably. Failing this, the matter will be referred to the competent courts of Hainaut, Belgium.
